The Residence

Lofts of this scale rarely come to market in downtown Sioux Falls — and few anywhere combine this much space with this level of finish.

Unit 301 offers approximately 2,500 square feet of open, light-filled living with tall ceilings and wooden floors throughout: the volume and character of a true loft, with the layout of a family-sized home. Three genuine bedrooms and two and a half baths mean this residence works in ways most downtown condos can't — room for a family, dedicated guest quarters, a serious home office, or all three at once.

The main living space centers on a gas fireplace beneath soaring ceilings, with a Jenn-Air-appointed kitchen built for real cooking. The primary suite is its own retreat: a second gas fireplace, heated floors, and full bath. Outside, a private deck with a gas grill hookup extends the living space into the open air.

The entire residence runs on an integrated Crestron system — whole-home audio through built-in speakers, automated sun blinds, and unified entertainment control.

The Jones Building

Some addresses come with a story.

Built in 1909 as the O.S. Jones Seed Company, the Jones Building is listed on the National Register of Historic Places as a contributing structure in Sioux Falls' Old Courthouse and Warehouse District.

In 2017, an architect-led redevelopment transformed the building into something Sioux Falls had never seen: a street-level marketplace of independent local businesses beneath 32 privately owned residences. The renovation preserved the building's industrial soul — exposed cast-in-place concrete, original columns and beams — while adding modern construction, a courtyard, and private balconies.

Downstairs, not down the street.

The first-floor Jones 421 Market is home to a rotating community of local businesses — a coffee shop, bakery, and boutique shops among them. Morning coffee is an elevator ride, not an errand.

Downtown Living

Step out the front door and you're already there.

Steps from everything

The Levitt at the Falls, the Steel District, and the shops and restaurants of Phillips Avenue are all a short walk away. Concert nights, farmers markets, First Fridays, the river greenway — this is downtown living without a car key in sight. (And when you do drive, your two spaces in the climate-controlled garage — one with EV charging — are waiting.)

A vibrant, walkable community

This stretch of downtown has become the center of gravity for Sioux Falls — new development at the Steel District across the street, an established dining and arts scene on Phillips, and a building full of neighbors who chose to live in the middle of it all.
